Can't seem to make a co-op server

I'm trying to create a co-op server that my friend and I can play on without having to play on the Internet servers. ie he lives in another city and we want to play together but not necessarily on the Multiplayer online servers. I can get the server going all is well but when he tries to connect to IP He gets (Invalid IP Address) I know for a fact he has the correct IP address I have firewalls disabled the port range is right so I don't know why he can't connect to me. what should I be doing?

I did one a while ago using Hamachi - took a while but we go there in the end.

It's probably a firewall blocking somewhere. Have your friend try a telnet test to your computer. From the c prompt enter telnet ip port

If it comes back connection refused, then it's a firewall
